Now Hiring: Director of Property Management

Cadman Group is looking for a Director of Property Management to oversee the day-to-day operations of a portfolio of approximately 1,200 multifamily units and approximately 400,000 square feet of commercial space.

The Director of Property Management (DPM) will supervise a team of four Property Management Coordinators, Site Managers, and maintenance staff and report directly to the President of Cadman Group. Cadman Group prioritizes Customer Service and the DPM must provide leadership to uphold the Mission Statement and Core Principals of the company.

The DPM holds Property Management Coordinators accountable for maximizing revenues, minimizing operating expenses, adhering to the annual budget and following all company policies and procedures.

Essential Duties and Responsibilities:

  • Team building and coaching site teams to guide in the development and training of Property Managers, Administrative Assistants and Maintenance Staff.

  • Review/prepare monthly property summaries including variance reports on income statements, vacancies, accounts receivable and submit them to President and/or clients as required.

  • Visit sites on a regular basis to ensure properties are maintained adequately.

  • Write and present status reports to President and/or clients.

  • Direct staff in preparing for reviews by regulatory agencies, lenders and investors and attend in preparation for these inspections. Review responses to findings or citations and ensure they are submitted to the agencies on time.

  • Identify strengths and challenges in each team in order to improve efficiency and effectiveness and foster a professional culture of site offices where staff can accomplish goals and feel good about their contributions.

  • Ensure that teams comply with current applicable landlord-tenant law and fair housing law including reasonable accommodation procedures and policy.

  • Ensure that properties are adapting to changing market conditions.

  • Review property budgets and provide insight into variances.

  • Hire, fire, train, prepare performance reviews of other employees.

  • Create, refine and implement operational policies and procedures.

  • Work with President to develop and maintain an efficient property management division that meets budgetary goals and growth metrics.

Qualifications:

  • Seasoned professional with experience running “B” to “C” class multifamily properties ranging in size from 5 units to over 100 units.

  • Strong knowledge of the Fair Housing Act.

  • Strong and dynamic leadership skills.

  • Bachelor’s degree or equivalent industry experience.

  • Demonstrated leadership skills using performance incentives and team-building strategies.

  • This position requires strong written, oral and reading communication skills to accurately obtain, interpret and transcribe complex programs at all levels of the organization.

  • Strong computer skills and experience or ability to learn AppFolio Property Manager software, Microsoft Suite, and Asana/Slack.

Other Details:

  • Starting salary in the $75,000 to $85,000 range depending on qualifications and experience. Position has significant growth opportunities. Benefits include health insurance, 401K, and access to dental and life insurance.

  • DPM will be located in two offices: Our corporate headquarters is in El Segundo, California, and our satellite office in Downtown Long Beach, California.
